Recent reports of serious defects, damp and mould affecting newly built homes, raise an important question: are we looking at buildings as complete systems, or simply as a collection of individual trades?
A recent BBC News investigation has highlighted the experiences of families across the UK who have encountered significant problems after moving into new-build properties.
The issues reported range from poor brickwork and insulation problems to water ingress, damp and extensive mould growth. In some cases, families have had to leave their homes while substantial remedial works are carried out.
For Cornerstone, these reports reinforce an opinion we have held for some time.
A Building Does Not Operate as a Series of Separate Trades
Construction naturally relies on specialists. A roofer understands roofing, an insulation installer understands insulation, a window specialist understands glazing, a ventilation engineer understands ventilation, and a plumber understands plumbing. Each trade specialist may be considered an expert within their own field.
The difficulty comes when a recommendation or alteration is considered only from the perspective of that individual discipline, because buildings simply don’t work that way. Every component of a property has the potential to influence another. Changing insulation can affect surface temperatures, increasing airtightness can influence ventilation requirements, replacing windows can alter natural air movement, and changing heating patterns can affect relative humidity and condensation risk.
Something that represents an improvement when viewed through the lens of one particular trade may therefore have unintended consequences elsewhere within the building.

“There are many highly experienced experts within individual trades, but the challenge is that every trade naturally looks at a property through the knowledge of their own discipline. A recommendation may be completely logical from that perspective, but what is not always understood is the effect that change may have on the rest of the building. Buildings operate as one environment, and unless we share knowledge across disciplines and understand those interactions, an improvement in one area can unintentionally create a problem somewhere else.”
Damp and Mould Are Often the Outcome, Not the Starting Point
This becomes particularly important when investigating damp, condensation and mould.
Visible mould on a wall might appear to be a straightforward ventilation problem. Dampness may initially suggest water ingress. Condensation around a window might seem to point immediately towards occupant behaviour or insufficient extraction. But the visible symptom does not necessarily identify the root cause.
At Cornerstone, our experience repeatedly demonstrates the importance of understanding the interaction between the building fabric, insulation, ventilation, heating, moisture generation, external conditions and occupancy before drawing conclusions.
A property can have several contributing factors operating simultaneously. This is why simply instructing one trade to address the most obvious symptom can sometimes result in repeat visits, additional expenditure and, importantly, a problem that remains unresolved.

New Homes Are Not Immune
There can be an assumption that damp, mould and building-performance problems primarily affect older housing stock, but that is not necessarily the case. Modern homes are generally designed to be increasingly thermally efficient and airtight and, when correctly designed, constructed and commissioned, these measures can provide significant benefits.
However, greater airtightness also means that ventilation, insulation, moisture management and construction quality must work together. If materials contain elevated moisture when a building is enclosed, insulation is incorrectly installed, ventilation does not perform as designed, or construction details create unintended cold surfaces, the internal environment may behave very differently from what was originally intended.
The BBC’s recent investigation demonstrates the scale of the consequences when construction defects occur. Families described mould, damp, insulation problems and other significant defects, with some residents having to move out of their homes while remedial works were undertaken. This should not simply be viewed as a snagging issue; it highlights the importance of understanding building performance as a whole.
We Need Shared Knowledge, Not Siloed Expertise
None of this diminishes the importance of specialist trades. Quite the opposite: good tradespeople and technical specialists are essential to good construction. The opportunity lies in bringing that knowledge together.
Rather than asking only, “Is this particular component installed correctly?” we should also be asking, “How does this component affect the performance of the rest of the building?” That distinction is important.
A ventilation system cannot be properly considered without understanding the airtightness of the property. Insulation cannot be considered solely in terms of thermal improvement without understanding moisture movement and surface temperatures. Windows cannot be viewed only as a means of reducing heat loss without considering how their installation may alter ventilation and condensation risk. Likewise, remedial work intended to resolve a damp problem should not be specified without understanding why the moisture exists in the first place.

Diagnosis Must Come Before Remediation
There is understandably considerable pressure to resolve property problems quickly, but speed without correct diagnosis can create further problems. At Cornerstone, we believe investigation should establish causation before remediation is specified.
That means looking beyond the immediately visible defect and considering construction type, building fabric, environmental conditions, ventilation, heating, moisture levels and previous alterations collectively. It also means recognising that the answer may involve more than one discipline.
A building does not know where one contractor’s responsibility ends and another’s begins. Moisture, heat and air movement do not respect trade boundaries, so our investigations must reflect the way buildings actually behave.
Building More Homes Must Also Mean Building Better Understanding
The UK needs new homes, but as pressure increases to deliver greater numbers of properties, quality, investigation and joined-up technical understanding cannot become secondary considerations. The experiences reported by homeowners in the BBC investigation should encourage the industry to examine not only how defects are identified and corrected, but how construction decisions are made in the first place.
The solution is unlikely to be simply more experts. It is about ensuring expertise is shared, individual disciplines understand their impact on the wider structure, and somebody is looking at the building as a complete, interconnected environment.
When something changes within a building, the question should never be only, “Will this solve the problem in front of us?” It should also be, “What effect will this have on everything else?” That joined-up understanding is fundamental to healthier buildings, more effective remediation and, ultimately, better homes.
