Leak Investigation & Drying in Brentwood

Leak Investigation & Professional Drying Services

In February 2025, Cornerstone was instructed under a leading energy supplier to investigate and resolve water damage affecting a bedroom in a Brentwood property. The bedroom wall was visibly stained and wet, while the ceiling was also stained but found to be dry upon inspection. The source of the damage was traced to a leak from the floor above.

Perforation, Tenting, and Targeted Drying to Treat Damp Wall

Cornerstone technicians attended the property and undertook a thorough moisture assessment. To facilitate effective drying and prevent further damage, the affected wall was perforated to release trapped moisture, and a tenting system was installed. Drying equipment was then set up and left in place for a 14-day period.

Despite the visible staining, the ceiling required no intervention as it was confirmed to be dry. The primary focus remained on the damp wall, which underwent targeted drying under controlled conditions.

Moisture Levels Restored & Area Ready for Reinstatement

On revisit, technicians confirmed that moisture levels had returned to pre-loss condition, and the area was now suitable for reinstatement. The timely intervention and controlled drying process helped prevent secondary damage and reduced the overall claim lifecycle.

Mould on surfaces tends to emit a pattern that aids understanding “why there and not over there”? Spores are in the air all the time and they need a stable period to settle and develop hence, opening windows and doors across the property for a short time serves to break the cycle and reduce the outbreak potential.

Tip: Air ‘circulates’ a room with corners being less mobile hence spores tend to reside where its cooler and less disturbed leading to the patterns witnessed. Changing the air during the winter can enable drier air to enter and replace the wetter internal air.
