How Does Our Leak Investigation Service Work?
Our nationwide detailed moisture surveys use various detection methods to find your leak and develop a suitable way to restore your property after the water damage, including:
Moisture Mapping
Almost every surface will hold some moisture, but we use moisture mapping to identify those surfaces that have an unusual amount on and in them, caused by a leak. This can involve drawing an outline around the wet area to see if it increases or decreases over time.
Thermal Imagery
Thermal cameras measure the infra-red light being output by various hot things and it is represented on a screen, which allows us to detect hot and cold leaks where they are affecting the temperature.
On-site Salts Analysis
Testing for salts is a great way to determine whether the cause of the issue is rising damp and will lead to further investigations.
Void and Pipe Work CCTV Inspection
Where possible, we will use a loose floorboard or other entry point to use Closed-Circuit Television cameras to find the source of a leak and examine areas that cannot be seen without more destructive methods of leak investigation.
Acoustic Surveys
Leaks make noises that can be heard by specialised microphones and programmes that will filter out the sounds of everyday life to give a more accurate representation of where a leak is.
Tracer Gas Leak Detection Methods
We use a food-grade, safe gas with our detectors to pinpoint leaks in heating systems. This method is used particularly in large commercial properties with complex systems.
System Pressurisation Tests
Just like a tyre with a puncture, a system with a leak will not be able to hold its pressure levels and is a great way to test if there is in fact a leak. If you have a complex system, it may be possible to pressurise different parts at different times to more accurately pinpoint the leak.
Water Chemical Analysis & Comparisons
Determining the type of water that is leaking can help to diagnose the source of the leak. This will involve a sample being sent away for testing, so other methods are preferable where they are quicker.
Dye Testing
We introduce a water-soluble dye that is not toxic to the system, which can be used for visual inspections to find leaks and making water currents visible, where they are escaping from seals and membranes.

What is leak detection & why do I need it?
Leak detection is the process of locating hidden water or gas leaks inside structures, plumbing systems, roof membranes, and more, through specialist, non‑destructive techniques.
Early detection prevents costly damage from moisture, mould, rot, or structural weakening. Unseen leaks often lead to larger restoration problems, so catching them early can save time, money and stress.
What types of leaks can you detect & what methods are used?
We can detect a variety of leaks, including water leaks in pipes in plumbing, smoke leaks, roof membrane defects, and gas leaks.
We use multiple techniques such as moisture mapping, thermal imagery, acoustic surveys, tracer gas methods, dye testing, void & pipe work CCTV inspection, system pressurisation tests, and on‑site salts analysis.

How invasive will the leak investigation be?
Our aim is to keep disruption and damage to a minimum using non‑destructive detection methods wherever possible. Techniques like thermal imaging, acoustic surveys, dye tests, tracer gases, and CCTV allow us to locate leaks behind surfaces without removing large sections of wall or floor, unless absolutely necessary. Only when the leak source cannot be accessed any other way do we consider making discreet entry points.
How quickly can you respond to a suspected leak?
We provide a 24‑hour emergency claim management process. When you suspect a leak, whether domestic or commercial, we aim to respond promptly to assess, locate the source, and recommend or begin repair work to avoid secondary damage.
Is leak detection covered by insurance?
Many home insurance policies include “Trace & Access” cover, which may cover the cost of locating and accessing a leak, but not necessarily repairing all damage.
In commercial settings or where policies differ, coverage can vary. We always advise checking your policy details, especially around what is covered for investigation, damage, and repair. We can liaise with insurers and provide reports or quotations as needed.
